Check-in and Check-out Procedures

• Late checkout past 10 AM without our consent: $350 fee per hour, with an additional charge for any impact to the following reservations.
• A rental agreement is required for all stays. Once you book, we will send the agreement to be signed electronically before granting access to the property.
• A two-step identity verification process is required, including uploading a government-issued ID and a selfie. Some guests may be subject to background checks. Personal data is handled in compliance with applicable privacy regulations.

Property Access

• The "spool" is situated on a secure and enclosed patio, surrounded by a fenced area with a locked gate, separating it from the rest of the yard. Access to the "spool" is only from the interior of the house through two lockable slider doors.
• There are stairs throughout the house (~5 stairs to access the home from the driveway, ~3 stairs to access the bedroom wing, plus a few more to access the “spool”). Tile and concrete floors can be slippery when wet or when wearing certain types of socks or slippers. There is no baby-proofing or kid gear provided.
• The garage is not accessible.

Policies and Rules

• Any damage that occurs is your responsibility to pay.
• The primary renter must be at least 25 years old and must be present during the stay. There is no minimum age requirement for other guests.
• The maximum number of guests is 8. Excessive guests will incur a $100 fee per guest per night.
• No smoking or vaping inside the house or on the property. Violation results in a $1,000 charge and charge for replacement of smoke-damaged items.
• Sending or receiving mail or packages is not allowed.
• Please park in the driveway only, not on the street.
• Tampering with security cameras, exterior lighting, smoke alarms, or carbon monoxide detectors is strictly prohibited.
• No parties or events are allowed. Violation results in a $1,000 charge and immediate termination of your reservation.
• Noise ordinance: Keep noise to a minimum after 10 PM and before 7 AM. Violation may result in police being called, reservation termination, and retention of the security deposit.
• No open flames on the property, including fireplaces. Violation results in a $500 charge.
• No glass in or around the “spool.” If glass is found in the “spool,” there is a $500 fee for draining, removing, and refilling.
• No crypto mining or other excessive use of utilities is allowed.
• The cancellation policy is provided before booking and is acknowledged upon reservation confirmation. Travel insurance is recommended.
• Scheduled maintenance personnel may access the property for pool or pest control. If denied, the cancellation fee will be charged. Entry to the interior requires advance notice.

Pet Rules

• Up to two well-behaved, house-trained dogs are welcome for a pet fee. Pet owners are responsible for all pet damage.
• Dogs are not allowed on furniture or beds.
• Unattended dogs must be crated for no longer than 4 hours. The host (or their agent) may enter if a dog is suspected of harming the property.
• Prolonged barking is not allowed.
• All pet waste must be picked up and disposed of immediately. Failure results in a $350 fee.
• No pets other than two dogs. Any additional pets incur a $300 fee per pet per night.
• No dogs in the “spool.”
• Dogs must be included on the reservation and the pet fee paid.

Fees and Payments

• After booking confirmation, a credit card is required for a $1,000 security deposit authorization. Any damage above this amount is the guest's responsibility. Release of the authorization may take up to 14 days depending on your credit card company.
• Excessive guests: $100 per guest per night.
• Smoking or vaping: $1,000 charge plus smoke-damage replacement costs.
• Parties/events: $1,000 charge and immediate termination.
• Open flames: $500 charge.
• Glass in the “spool”: $500 fee for draining, removal, and refilling.
• Dog waste not removed: $350 fee.
• Additional pets (over 2 dogs): $300 fee per pet per night.
• Late checkout past 10 AM: $350 per hour, plus charges for impact to following reservations.
• Excessive cleaning required: $400 fee.

Parking Information

• Please park in the driveway only; no street parking.
• The garage is not accessible.

Utilities and Amenities Access

• Spool heating is available by request. Free heating is provided from 2 PM to 10 PM, but heating is not guaranteed due to possible mechanical issues.
• The property uses smart home technology. Guests should be comfortable with technology to use certain home features.

Safety and Emergency Information

• Children and pets should never be left unsupervised near the "spool" or enclosed patio area.
• Pest traps are present; do not leave children or pets unsupervised around them. For pest concerns, contact management for prompt attention.
• Exterior cameras are installed for property safety. The neighborhood has 24/7 security patrol.
• The property is on an acre of land and may have local wildlife (e.g., rattlesnakes, coyotes, bobcats, javelina, scorpions, tarantulas).
• Tampering with security cameras, exterior lighting, smoke alarms, or carbon monoxide detectors is strictly prohibited.

Other Critical Details

• The house does not have baby-proofing or kid gear.
• The property is not suitable for individuals unstable on their feet due to stairs and slippery floors.
• Sending or receiving mail or packages is not allowed.
• The property is professionally cleaned, but some dog hair may be present.
• Maximum occupancy is 8 guests.
• Primary renter must be at least 25 years old and present during the stay.
• The cancellation policy is provided before booking and is acknowledged upon reservation confirmation. Travel insurance is recommended.
• Scheduled maintenance personnel may access exterior areas for pool and pest control; denial will result in being billed their cancellation fee. Interior access requires prior notice.
